A commercial property condition survey provides an assessment of the physical condition of a commercial building at a particular point in time.

It can be useful to landlords, tenants, purchasers and investors who need to understand the condition and potential maintenance liabilities associated with a property.

What does it look at?

The scope can be tailored to the property, but may include:

  • External walls and façades
  • Windows and doors

  • Floors and ceilings
  • Damp and water penetration

The surveyor can also identify defects and matters requiring further investigation.

Why might a tenant need one?

A tenant may need to understand the condition of premises before taking occupation, particularly where the lease imposes repairing obligations.

This is where a Schedule of Condition may also become relevant.

Is it the same as a Schedule of Condition?

Not necessarily.

A condition survey can assess the property’s condition generally. A Schedule of Condition is normally prepared to establish a documented baseline against which future condition can be considered, particularly in connection with lease obligations.

The appropriate service depends upon the purpose of the instruction.
