Gowan Avenue, Fulham, SW6
The Instruction
A residential property within a terrace on Gowan Avenue, Fulham, was preparing to undertake a substantial programme of refurbishment works, including a loft conversion and rear extension.
Stokemont’s Surveying team were instructed to prepare Schedules of Condition and Party Wall Agreements for two neighbouring mid-terraced properties before the works commenced.
The purpose of the Schedules of Conditions was to establish an independent record of the condition of the neighbouring properties and provide a baseline against which any changes could subsequently be assessed.
The Property
The inspected properties formed part of an established mid-terraced residential development in Fulham.
The close proximity of the properties, combined with the extent of the proposed refurbishment and extension works, made it particularly important to document the condition of the neighbouring buildings before construction commenced.
Key Survey Findings
Existing Building Condition
The relevant accessible areas of both neighbouring properties were inspected and their condition recorded, including building fabric, finishes and features that could potentially be affected by construction activity.
Pre-Works Baseline
A detailed record was established for each property before the neighbouring refurbishment works commenced.
This provided an objective reference point should any changes to the condition of the properties become apparent during or following the construction period.
Photographic Record
Photographs were taken to supplement the written observations and provide a clear visual record of the condition observed at the time of inspection.
Multiple Properties
Two neighbouring properties were assessed as part of the instruction, ensuring that each property had its own independent record of condition before the works began.
Our Advice
We recommended that the completed Schedules of Condition were retained by the relevant parties throughout the construction period.
Where substantial works are undertaken between or close to adjoining residential properties, maintaining a clear record of pre-existing condition can assist in distinguishing historic defects from any changes that may arise during construction.
The Outcome
Stokemont provided independent Schedules of Condition for two neighbouring properties before the commencement of the proposed refurbishment, loft conversion and extension works.
The reports created a detailed baseline record for each property, helping to provide clarity regarding their condition before construction activity began.
By establishing the condition of both properties in advance, the instruction provided a practical means of reducing uncertainty and helping to manage the potential for disputes concerning alleged damage during the works.
Stokemont provides Schedules of Condition for residential and commercial properties adjoining construction projects, helping clients establish an objective record before building works commence.
