Enfield Road, Enfield, EN2
The Instruction
Stokemont’s Building Surveyors were instructed to assist a client with their pre-purchase due diligence and undertake a RICS Level 3 Home Survey (Full Building Survey) of a semi-detached house on Enfield Road, Enfield.
Given the age of the property and the fact that it had not been substantially modernised for a number of years, a detailed assessment was considered appropriate to identify defects, maintenance requirements and areas requiring further investigation.
The Property
The property was a traditional semi-detached house dating from the 1930s, with many of the features and construction characteristics associated with properties of this period.
Having seen limited modernisation over the years, the property provided a useful example of why older homes can benefit from a more detailed building inspection before purchase.
Key Survey Findings
The survey identified a range of defects and maintenance requirements consistent with an older, relatively unmodernised property.
Particular consideration was given to the condition of the building fabric, the age and performance of its various components, evidence of historic maintenance and areas where further investigation or remedial works could be required.
The survey also considered the implications of the property’s age and construction, helping to distinguish routine maintenance requirements from matters that warranted greater attention.
Our Advice
Our Building Surveyors provided detailed advice on the condition of the property, highlighting areas requiring attention and recommending further investigation where the available evidence indicated that specialist input may be appropriate.
The findings also provided the client with a clearer understanding of the likely maintenance requirements associated with purchasing and subsequently improving an older property.
The Outcome
The RICS Level 3 Home Survey provided the client with a detailed assessment of the property’s condition before proceeding with the purchase.
The instruction demonstrated the value of a comprehensive Level 3 Home Survey when considering an older property that has seen limited modernisation, particularly where defects and maintenance requirements may not be immediately apparent during a conventional viewing.
Stokemont provides RICS Level 3 Home Surveys (Full Building Surveys) for purchasers of older, altered and traditionally constructed properties, providing detailed advice to support informed property decisions.
