The Instruction
Our client was preparing to undertake rear extension works to a residential property in Belgravia.
We were instructed to undertake a Schedule of Condition inspection of the neighbouring property before construction works commenced.
The purpose was to create a detailed and objective record of the condition of the relevant parts of the neighbouring property before the works began.
The Property
The property formed part of an established residential terrace within Belgravia, an area characterised by traditional period properties and closely positioned adjoining buildings.
Given the proximity of the proposed construction works to the neighbouring property, establishing its pre-existing condition provided an important baseline before works commenced.

We therefore recommended that the completed Schedule of Condition was retained by the relevant parties for reference during and following completion of the works.
The Outcome
Our Schedule of Condition provided the client with an independent record of the neighbouring property’s condition before construction commenced.
