Our Approach Pre-Inspection ChecksWe will first review the lease to establish the relevant requirements, including decoration, yielding up and alterations obligations, which will guide our inspection and assessment of the property. The InspectionOnce the lease requirements are understood, the surveyor will carry out a methodical site survey, checking, reporting on and photographing all parts of the demise. Where a snag or defect is located, this will be recorded, together with advice on how the issue can be resolved. This will be supported by HD photographs for ease of contractor understanding. The ReportOnce complete, the surveyor will prepare the Schedule of Dilapidations, setting out the tenant’s breaches, required works and associated costs in a clear tabulated format. Post-Inspection DiscussionOnce the Schedule of Dilapidations and quantified demand are ready, they are usually shared with the tenant, or, where we act for the tenant, discussed with the landlord’s surveyor. Our TimingsWe generally have a 2 - 4 day lead time on getting inspections booked in and then aim to have the report served within 3 - 4 days of inspecting.
