How many adjoining owners are there?*

Both leaseholder and freeholders can be considered adjoining owners and may require a Party Wall Notice. You can check the ownership status of the adjoining property via the Land Registry. If you’re unsure of this, it is best to email us the plans directly and a Surveyor will review and advise. There is no cost for this review, advice and quotation.

Upon receipt of Party Wall Notice, adjoining owners have 3 different response options, all of which result in different costs.

Consenting to the Party Wall Notice Without a Schedule of Condition Report

This response means that the adjoining owners do not want to go through the Party Wall Surveying procedures. You are free to commence the works and there wouldn’t be any further costs.

Consenting to the Party Wall Notice With a Schedule of Condition Report

This response means that the adjoining owners do not want to go through the Party Wall Surveying procedures, however, they do want a Schedule of Condition Report in place to record the pre works condition of their property within a Surveyor’s report.

We can confirm the fixed cost to prepare a Schedule of Condition Report would be

You will not be liable for the fees

If you have been served with a Party Wall Notice, it’s important to note that you will not be liable for the fees of the Party Wall Surveyor you appoint.

Instead, it will be the building owner (your neighbour) who is responsible for these fees. We give an indication of these fees below.

This response means that you do not want to go through the Party Wall Surveying procedures. The building owner is then free to commence the works and there wouldn’t be any further costs.
