When purchasing a property, having a clear understanding of its condition can save you considerable time, money, and stress. This is where a professional home survey proves invaluable. Which Survey Options Are Available?

Level 2 Home Survey
Formerly known as the RICS HomeBuyer Report, this survey suits flats or modern homes that are generally in good condition and built with standard materials.

It offers an overview of the property’s state and highlights any visible defects or maintenance issues. The inspection covers accessible areas like roof spaces and basements but does not include testing utilities.

Level 3 Home Survey
Previously called a Full Building Survey, this is the most comprehensive option. It’s ideal for older properties, houses with extensive alterations, or those requiring significant repairs.

This survey involves a detailed visual inspection, noting both visible and potential hidden defects, and assesses repair needs with possible cost estimates. It helps you understand any risks or consequences if repairs are delayed.

Why Do You Need a Property Survey?
Both Level 2 and Level 3 surveys can reveal serious defects that might otherwise go unnoticed. They help you plan for future maintenance, offer peace of mind, and assist in making sound financial decisions.

Surveys rate defects using a traffic light system:

  • Green (Condition Rating 1): No repairs needed—ideal outcome.
  • Amber (Condition Rating 2): Minor defects that don’t require urgent action but may need future attention.
  • Red (Condition Rating 3): Serious defects needing immediate repair or investigation.

We also provide cost ratings:

  • Low Cost: Under £1,000
  • Mid Cost: £1,000–£5,000
  • High Cost: Over £5,000

We usually recommend Level 2 surveys for flats and Level 3 for houses but are happy to carry out either survey for any property type.
