Specialist Snagging Lists Surveys That Count

In today’s property article, we are looking at snagging lists and why they are commonly required when purchasing a new build property.

Snagging lists are most often required where a prospective purchaser is acquiring a newly built house or flat. New build properties usually come with structural warranties or guarantees, meaning that the wider structure is generally protected against latent defects, faults or issues. However, the internal finishes and fittings, despite being newly completed, can still contain minor to moderate defects.

For many new build purchasers, these issues can be overlooked. However, in our experience, even an average-sized one-bedroom flat can easily contain 80 or more defects that require addressing.

These defects can vary widely, but commonly include (to name just a few!):

  • defective paintwork,
  • smudges, dirt, scratches or chips to decorated surfaces,
  • incorrectly installed light fittings, switches, fire alarms or motion sensors,
  • scratches to floor coverings,
  • staining to soft floor coverings,
  • uneven floors,
  • scratches to double-glazed window panes,
  • windows or doors that do not operate properly,
  • poor bathroom detailing or finishing,
  • scratches, chips or damage to kitchen worktops and kitchen installations.

While these items are often relatively minor in nature, when purchasing a new build property, it is reasonable to expect that the property will be finished to a high standard.

A snagging list helps ensure that, when you take occupation, the property is genuinely complete and that outstanding issues have been properly identified and raised with the developer.

New build properties also come with a premium. The general expectation is that you can move in, put artwork on the walls, perhaps add wallpaper or feature paintwork, and settle in without the conventional issues often associated with older properties, such as converted flats, turn-of-the-century buildings or 1930s properties.

Our approach to snagging list surveys is to carefully inspect the property on a room-by-room basis. We review ceilings, walls, floor coverings, windows, doors and installations such as fitted wardrobes, kitchens and bathrooms. Each defect is then itemised and supported with a clear photograph, providing you with a neutrally prepared and fairly worded report that can be issued to the developer.

The report identifies where each defect is located and provides our suggested remedy, giving you the best chance of having the issue resolved promptly and properly.
