What you need to know about Snagging Lists

A snagging list is a thorough supplementary list of all the issues or ‘snags’  with a new build property or a refurbishment.

The list, or report is essential to have as the property developer or contractor could have overseen some minor issues that should be fixed before the sale is finalised or keys are handed back to the homeowner.

Who should have a Snagging List?

If you are buying a new build home, especially a new build off-plan, getting a snagging list is advised to solidify that the home is in the best condition possible. After the sale is completed, it can be very difficult to get the developer to fix any problem as generally speaking they wont have any legal obligation to.

Equally, if you’re nearing completion of a redevelopment or extension within your home, while you cannot wait to get back in and get back to normal. There may be some snags that your inspection has overlooked. These should generally be undertaken in advance of the contractors leaving site and certainly before the retention sum is released.

What should a Snagging List include?

The surveyor’s role will be to find each and every defect and snag that exists. We are effectively looking for every needle in every haystack! 

A thorough inspection will take place at the property when the surveyor will note down any issue they notice, minor to major. This will include inspections of all internal and external areas of the property and everything within it. 

What does the Snagging List Report look like?

The report will be lengthy and will not only set out what the defects are. It will then go on to explain what the surveyor’s opinion and recommendation is to rectify and make good the defect. further renovation is needed.

How much does a Snagging List Report cost?

A snagging survey can cost anything between £550 to £1000 depending on the size of the property, and it is a worthwhile investment to ensure that the property is liveable and stable.

Can I do the Snagging List Survey myself?

If you have enough knowledge about constructions work and buildings, you can undertake the survey yourself, which can save your money. But do note that, it may cost you more in the long run if you miss anything.

The benefit of a surveyor undertaking the report is they not only have the experience to spot the issues and snags, they are also better placed to then discuss these with the developer or contractor if they’re disputed.

What to do once the Snagging List Report is received?

Once you receive the report, read through the notes thoroughly. Once both parties understand the issues that need to be remedied, repairs and timescale can be negotiated.

Once each issue has been fixed, it is wise to have another survey done to make sure that the results are at an acceptable level.
