In construction, a “snag” is a fault, defect, or item of incomplete work found after the building work has been finished.

A snagging list is the written schedule of faults, defects or item of incomplete work. It sets out the problems that need attention so they can be referred back to the builder or developer for correction.
What’s included in the Snagging List Survey?
When we carry out a snagging inspection, we compile a thorough list of the issues identified at the property and present them in a report that can be shared with the contractor, developer or seller. You can then hold them accountable for repairing and addressing these.

When should a snagging survey be arranged?
The strongest time to arrange a snagging survey is as close to legal completion as possible, or in advance of taking the keys back from the contractor (for owners who already own the property).
Be sure to do these before you move in to ensure snags aren’t disregarded as non developer or contractor quote.
What does the survey cover?

The purpose of the inspection is to assess whether the property has been completed to an acceptable standard. This includes both workmanship and performance across a wide range of internal and external elements.

Our inspection typically includes checks to areas such as:

  • Installation of appliances
  • Brickwork and external finish quality (houses)
  • Roof coverings and external roof details, where visible (houses)
  • Loft areas and insulation, where accessible (houses)
  • Plumbing installations and signs of leaks
  • Evenness of floors and ceilings
  • Straightness, plumb, and squareness of walls
  • Plaster finishes
  • Joinery and fitted woodwork
  • Painting and decoration
  • Wall and floor tiling
  • Sealant and mastic application
  • Carpets, tiles, timber flooring, and floor finishes
Is this the same as a Structural or Level 2 or Level 3 Survey?
No. A snagging inspection is not a full structural survey or Level 2 or Level 3 Survey.
However, if our surveyor sees something that appears unusual, out of tolerance, or potentially structural in nature, that concern would be highlighted within the report.
How long does the inspection take?

The time required varies depending on the size of the home and the overall quality of construction.

As a general guide:

  • A one or two-bedroom flat may take around 4 hours
  • A four-bedroom house may take around 6 hours
  • Larger homes, or properties with a higher number of defects, may require longer.
How many defects are usually found?

There is no fixed number, as this depends on the build quality and the size of the property.
For a typical three-bedroom house, it would not be unusual for a snagging inspection to identify somewhere in the region of 150 to 250 items needing attention.
