RICS HomeBuyer Report

Stokemont’s pre purchase surveying team were very pleased to undertake an RICS HomeBuyer Report for this penthouse split level flat in Covent Garden, London. With a roof terrace, open planed living and historic features, this was a real enjoyable challenge for the Building Surveyor.

Licence for Alterations

Stokemont’s Building Surveyors were very pleased to provide Licence for Alterations, Listed Building Advice and Planning Advice for this Grade 2 listed flat in Knightsbridge. With a freeholder, head lessee and leaseholder requests to address, this was an exciting challenge for the team.

Access Licence

The Stokemont team were very pleased to be able assist with an Access Licence, a Risk Assessment Method Statement (RAMS) and sourcing a Contractor for external works on for a commercial unit on High Street, Watford, WD17 2BS.

Licence for Alterations

The Stokemont team were very pleased to be able assist with a Licence for Alterations covering internal works to a mid level flat on Elgin Avenue, Maida Vale, W9. The works included the installation of new bathrooms, the relocation of walls and the introduction of a heat detector system.

Party Wall Surveying

The Stokemont team were very pleased to be able assist with the completion of a Party Wall Award for this mid level flat located on High Street Kensington, London. The construction works included the removal of internal structural walls, the introduction of new steel support and the replacement of floors and ceilings.

Stokemont’s Boundary Surveying team were very pleased to assist in a Boundary Determination and Right of Way dispute for this property based on the corner of Ranelagh Road and Chaplin Road, Wembley, HA0.

Schedule of Conditions

Stokemont Surveyors were very pleased to assist a client with a Schedule of Condition Report of their neighbour’s house on Bloomfield Terrace, Belgravia, SW1W in advance of their proposed rear extension construction works taking place.

With the house in the centre of this terrace undertaking a full refurbishment, loft conversion and rear extension. Stokemont’s Surveying team provided Schedule of Condition Reports of two mid terrace houses on Gowan Avenue, Fulham, SW6.

Access Licences

Stokemont Building Surveyors proudly assisted a private client in respect of Access Licence requirements for this large terraced property in the heart of Marylebone, a stone’s throw from Oxford street. After much discussion, the access was agreed for excess of 24 months.

Dilapidations

The Stokemont Surveying team were very pleased to assist one of our clients with a terminal of dilapidations survey and report of a restaurant, kitchen and residential accommodation mixed use premises on Queens Road, Walthamstow, E17.

Valuation

Stokemont’s Valuation team were pleased to advise and assist a private client with their market valuation requirements for this 2 bedroom purpose built flat on High Road, Whetstone. A stone’s throw from East Finchley tube station, this was a great investment property.

Full Building Survey

Stokemont’s Building Surveyors were pleased to assist a client on his pre purchase requirements and complete a Full Building Survey for this semi detached house on Enfield Road, Enfield, EN2. The property hadn’t been modernised for a number of years and revealed some typical 1930’s property defects!

Access Licence

Stokmont’s Building Surveyors were very proud to be able to assist in the drafting of an Access Licence for this immaculate and prime central London residential flat. With marble floors, open plan kitchens and considerable furniture. This Access Licence had to be methodical and robust.

The Stokemont Surveying team were very pleased to assist one of our clients with terminal schedule of dilapidations requirements and dilapidations report of three floors on this office building on Ballards Lane, Finchley, N3.

Access Licence

Stokemont’s Neighbourly Surveying team were very proud to be able to assist in the agreement of an Access Licence over roof space for this stately home in Knightsbridge. With cranes, oversail and scaffolding to consider. This was a very enjoyable and exciting Access Licence to agree.

The Stokemont team were very pleased to be able assist with a retrospective Licence for Alterations covering internal works to a penthouse flat on Kings Road, Chelsea, SW3. The works included the relocation of a bathroom and removal of internal structural walls.

Party Wall Surveying

The Stokemont team were very pleased to be able assist with the service of Party Wall Notices, a Schedule of Condition Report and Agreement of a Party Wall Award on this mid terraced turn of the century home on St Stephen’s Terrace, Stockwell. The Party Wall works included the installation of steel work into the Party Wall and relocation of internal walls.

The works included the full refurbishment of the flat and various different structural works.

The Stokemont pre purchase Surveying team undertook a complex RICS Homebuyer Report pre purchase survey of this mixed use, turn of the century property in Waldo Road, Kensal Green, NW10. With damp, asbestos and pest issues, this was a challenge!

Access Licences

Stokemont’s Building Surveying team were on hand to assist a private client with surveying advice for proposed access that was taking place on their land. While their wasn’t a formal access licence is place, the team were still on call to offer practical and proactive advice.

Valuation

Stokemont’s RICS Registered Valuers assisted and advised a client on the market price of a large multistorey freehold house on Sussex Square, Bayswater, West London. The house had been refurbished to the highest possible standard and at just under 5000 square foot was a high value valuation.

Full Building Survey

The Stokemont Building Surveying team were pleased to assist a client on their pre purchase Full Building Survey for this end of terrace house in Caffins Close, Crawley, RH10. With 5 bedrooms, a large garden and having had a double storey extension built, this was a hands on survey!

Valuation

Stokemont’s RICS Registered Valuers were incredibly proud to be able to provide a Valuation of this 35,000 square foot house in Hampstead Garden Suburb. Set over five floors, benefiting from a leisure centre, multistorey garage and staff quarters. This £50,000,000.00 property was exceptional.

Full Building Survey

Stokemont’s RICS Building Surveying team were very pleased to be able to undertake a Full Building Survey of this post war mid terraced house in Shoreditch. With older style cavity walls, an obscured flat roof, a large rear garden and inspection limitations. This was a welcomed challenge for the team.

Boundary Dispute

The Stokemont team were very pleased to be able assist with a Boundary Dispute for a large private residence on Highgate West Hill, Highgate, N6. The dispute circulated around a defective brick garden wall which in places was in excess of 2.5 metres in height.

Valuation

With over 15,000 square foot, 6 bedrooms with ensuite, a leisure centre and extensive grounds. This was a special property to advise on.

Full Building Survey

Stokemont’s Building Surveying team were pleased to assist clients on their pre purchase requirements and complete a Full Building Survey for this semi detached house on Lincoln Road, Peterborough, PE4. The property had been tenanted for a number of years and had a number of defects from; asbestos, to damp, to structural issue. A welcomed challenge for the team!
