How Long Does It Take To Complete A Schedule Of Condition Report?

In this weeks property surveying blog post, we are going to be discussing Schedule of Condition reports, and in particular, how long it takes to complete them, and ultimately furnish both you and the adjoining owner with the copy of that report for your records.

The Schedule of Condition report is required when the adjoining owner, also referred to as the neighbouring owner, requests a pre-construction works inspection report to be undertaken by a surveyor.

The surveyor’s report will focus on the adjoining owner’s property, and all areas of that property which are in the distances, whereby there could be a potential of issue, defect or damage, as a result of the building owner’s proposed works.

There is no set rule of thumb, or guidance, on the extent that the Schedule of Condition report should cover.  However, here at Stokemont, our take on it is as follows:

We like to inspect any areas of the property that are within 3-6m of the building owner’s proposed works.  This way, we can ensure that we get a full understanding of the adjoining owner’s property pre-works, and ultimately, compile a robust report that can be relied upon in the event of issue or damage.

Schedules of condition cover all elements of the property, envelope, both internally and externally, and will ultimately give a snapshot of the condition of the property, thereby enabling the adjoining owner and building owner to make a fully informed assessment as to whether any damage claims are indeed correct, and then moving towards tying them to the proposed works. 

Here at Stokemont, we aim to inspect all adjoining owner properties, to complete the Schedule of Condition report within two days of being instructed.

Onwards from there, we would aim to have a report ready and sent to both the building owner and adjoining owner, 2-3 days after that initial inspection.
