In this week’s party wall surveying blog post, we are going to be talking about agreed party wall surveyors and the role they play in the party wall procedures.
An agreed party wall surveyor is required when an adjoining owner, who is the neighbour who adjoins the building owner’s proposed construction works, agrees in the appointment of a single surveyor acting on behalf of the building owner and themselves.
An agreed surveyor’s role will be to ensure that both the building owner’s proposed works and adjoining owner’s property are fully considered, thereby ensuring that the risk of any issue or damage to the adjoining owner’s property is as low as it can possibly be.
An agreed surveyor’s role is to act impartially on behalf of both respective owners, the building and the adjoining owner, ensuring that the interest of each owners and importantly, their properties, is fully considered and protected in the form of a Party Wall Award. The Party Wall Award will ultimately govern the building owner’s proposed works, however, will also set out all of the formalities and procedures that the building owner and their contractor is required to follow during the course of the construction.
Party Wall Awards also have the benefit of formally protecting an adjoining owner in the event of damage, minor to major, ensuring that there is a set out and understood procedure should the unfortunate issue arise.
A Party Wall Award is generally considered to be the conclusion of the party wall procedures, so once an Award is served, it is not uncommon for a building owner to commence works very shortly after that.
