Are There Costs For a Licence to Alter?

When it comes to getting a license to make alterations to your property, you have to speak with the freeholder, who is the person that will decide whether or not you can get your license.

However, other costs for getting yourself a license to alter? Do you have to pay a sum of money? It’s important to understand this, because it will have a massive bearing on the overall experience that you have. Let’s take a look at whether or not you will actually have to wind up paying money for your license to alter.

Unfortunately, you are never going to get a straight answer here, because the rules and regulations are a little bit complex. The answer to the question of whether or not you can actually get charged with some kind of cost is both yes and no.

Ultimately, you can’t be charged for something like a license to alter, but the freeholder may have their own costs that they wish you to contribute towards for part of the privilege of getting access to the permission in the first place.

However, the one saving grace of all of this is that the cost has to be reasonable. So, for example, the opinion of a solicitor or surveyor may well be the price that you have to pay, but you cannot simply stack and stack costs.

Reasonable Costs

Reasonable costs that you might find you have to pay are things like solicitors fees, general time wasted, things like that.

You may find that there is a small additional charge to pay for obtaining the license, but this is not as typical. Generally speaking an extra charge of that measure is something that would be announced straight away, as it is not legal and moral to withhold payments from potential clients.

The actual amount that you have to pay for each license also will vary according to the specific situation. However, as a general benchmark, you can expect to pay about £1000 if you are going to have to make a payment.

With that being said, payments of this nature are vital for making sure that you can get access to the resources you need to start making the modifications that you want. It can be a challenge, but it is ultimately worth it in the long run to be able to alter the property as you see fit.
