Schedule Of Condition Report Benefits

In this week’s Property Surveying Blogpost, we are going to be discussing Schedule of Condition Reports, and the benefits that they have for both Building Owners and Adjoining Owners.

A Schedule of Condition Report is required when a Building Owner, whom is the Property Owner, undertakes construction works to their property.

In advance of those construction works commencing, it is a logical and sensible step for the Building Owner to undertake a pre-works Schedule of Condition Report of the Adjoining Owner’s property.

The benefit of the Schedule of Condition Report, is to ensure that the Adjoining Owner’s property is recorded in its current condition and state, pre-works, thereby ensuring that there is a Record of Proof in place to avoid any irregularities further down the line.

A Schedule of Condition itself will effectively act as a Record of Proof, or snapshot, of the Adjoining Owner’s property at the specified date on which the Surveyor undertakes the report, and importantly will ensure that both the Building Owner, and the Adjoining Owner, have a full understanding of the condition of that property, so that should any claims for damage be made during the course of the Building Owner’s construction works, or post-construction works, the Owners have a clear understanding as to whether it is new or old.

In the unfortunate event that damage does occur to the Adjoining Owner’s property as a result of the construction works, in having the Schedule of Condition Report in place, and its very existence, means that the Owners will be in a perfect position to establish and determine if the alleged damage is indeed new, and as a result of the Building Owner’s construction works.

A Schedule of Condition Report is something that we recommend here at Stokemont for all construction works that are taking place.  While there may be a small cost at the pre-work stage, they go a significant distance in ensuring that future Claimant issue is not only easy to resolve, but easy to understand.
