Party Wall Weathering

In this week’s property surveying blog post, we are going to be discussing party wall surveying and in particular, party wall weathering that needs to be installed to the party wall, in the event that the building owner exposes it through the course of undertaking their proposed construction works.  

In order to expose the party wall, the building owner will go through the various party wall procedures, including the service of a Party Wall Notice and the ultimate agreement of a Party Wall Award.  Once the Award has been agreed, the building owner will be given the right to commence their proposed works, assuming these works require the exposure of a party wall, this will ultimately result in temporary weathering solutions being installed, to safeguard the adjoining owner’s property. 

There are two different types of temporary weathering solutions available.  We will now look at these in a bit more detail.

Weather Proof Scaffolding

The first type of temporary weathering solution is the installation of a weather proof scaffolding.  You may have seen this in and around properties local to yourself, and ultimately is when a scaffolding tower is erected up the front of the property, over its roof, and then down the rear of it.  The scaffolding will then be fully encapsulated with sheeting, known as Monarflex sheeting.  The scaffolding will also usually have a corrugated metal roof, thereby fully encapsulating the workspace within.

The benefit of this type of weathering solution is that the site for which the contractors will work off, is fully weather proof, they are not exposed to the elements, which could greatly slow down the progress on site.

This type of weathering solution is by far the best one, as it will ensure the party wall remains fully dry, and free from any water ingress and penetration.

Timber Felt and Batten

The second type of temporary weathering solution is the installation of timber, felt and battens, which are effectively fixed to the party wall that is exposed as a result of the building owner’s works.

This type of weathering tends to be reserved for your smaller type construction projects, whereby a full scaffolding tower may not be required.

Providing the temporary weathering solution is installed correctly, it is just as effective as a full scaffolding proposal, however, by far, a great deal cheaper.  The timber will securely fasten the felt in place, thereby stopping any weather and ingress from saturating the party wall and ultimately entering the adjoining owner’s property.

Party wall weathering is a provision that will always be included within the Party Wall Award, so be sure to discuss any concerns you have with your party wall surveyor sooner than later.
